Annual Meeting Reminder ~ 12/12/2018

This is a reminder to homeowners that your Annual Homeowners Meeting is scheduled for this Wednesday, December 12th at 6:00pm. If you are NOT able to attend this very important meeting for your community, please complete the PROXY and return it to a Board Member, a neighbor attending or Foster Management no later than December 11th.  Newsletters containing information on the proposed 2019 Budget and the Proxy Form were mailed out to all homeowners.  The newsletter can be found on the HOA website or contact Foster Management.

 

Insurance Claim Update

This blast email is being sent to all registered users of the Huntley Creek Condo HOA Website.

Damages from the 7/25/2018 storm have been assessed several times by Farmers Insurance Claims Adjusters and 1st American Roofing on behalf of the community.  As you are aware, insurance approved for two sides of each building be scraped, primed and painted. There are areas in which the siding was damaged so severely that it must be replaced.  Crews will be working on buildings 123/125 and 112/114 to replace siding in those areas.  This replacement siding has been approved as part of the insurance claim.  A dumpster will be placed in the shared parking for a few days by the contractor - thank you in advance Huntley Creek Community for your assistance while crews work to finish the project. 

Organo Lawn Application – 10/22/2018

Service Date: 10/22/2018 
Program: Gold – One Earth 
Service: Organic Fertilization

OrganoLawn will be at the Huntley Creek Community on October 22nd to apply Fertilizer to the turf areas. Homeowners do not need to be home during this time and should you have questions, please contact Foster Management.

This application is a 100% organic slow release organic fertilizer. The fertilizer will NOT burn or damage your lawn, but the fertilizer will NOT be activated until it receives either natural precipitation or irrigation.  Everything in this product is considered edible and this product has no requirement for staying off the lawn; however, if you want to be extra careful it is recommended to stay off the lawn until it has been watered. 

Painting and Repairs to the Buildings Beginning 10/18/18

As you are aware, recently an insurance claim was filed for the community due to the severe weather event that hit Erie on July 25th.  After several evaluations of the damages to the buildings, Farmers Insurance approved to include the roof replacements and painting for only 2 sides of every building as part of the claim.  A Special/Loss Assessment was requested by the Board so the other two sides of the buildings could be painted/ repaired at the same time.  The deadline for approval by 67% of the entire community (11 units) was October 10th and the Special Assessment did NOT Pass, by 1 vote. Therefore, the contractor has scheduled the 2 sides of the buildings covered by the insurance claim to be painted beginning October 18th.  Contractors may be onsite working from 7am – 7pm to complete this project for the Association.

The project will temporarily restrict access to the units.   Any disruption of service or damages caused by a resident will result in charges assessed to the homeowners account. Residents will be notified of the schedule for painting as vehicles will not be permitted to be parked in the driveways while the painting is taking place.  Please remove all personal items which may be located in the common areas to include Décor, dog toys, BBQ’s, hoses and planter boxes or pots.  Any items left in these areas will be removed by the contractor.

We appreciate your patience and understanding throughout the maintenance project, as there will undoubtedly be noise and additional workers around your home during this time.

Reminder of Special Meeting – 10/04/2018

Just a reminder that homeowners of the Huntley Creek Condo HOA are encouraged to attend a Special Meeting of Homeowners scheduled for October 4th from 6pm – 7pm.  The meeting will be held at the Erie Community Center in the Lehigh Room.

This Special Meeting is for homeowners to discuss the proposed Special/Loss Assessment with respect to roof and building damages caused by the July 25th hail storm in Erie.

Organo Lawn Weed in Rock Application – 8/16/2018

Notes on this service:

•         Cut weeds down below 6” tall if they are overgrown
•         100% organic weed control for rock and mulch beds
•         Shaded areas may take longer to see control

•         Shaded areas may take longer to see control
•         You DO NOT need to be home for this service

Avenger is OMRI approved, is made from oranges and is an organic alternative to products like Roundup.  

You do not need to do anything to prepare your landscape prior to our arrival unless the weeds and grasses in your mulch / rock beds are taller than 6 inches in height.  If they are taller than 6 inches you need to weed whack or cut them down to be smaller as the Avenger weed control is not very effective against tall weeds.

We will be applying a product called Avenger Weed Control to treat for weeds and grasses in non-turf areas like rock beds, mulch gardens, and driveway cracks. 

Within 6 hours after the application you will see dry and crispy looking weeds and grasses.  We only apply this product if the daytime temperatures are above 40 degrees and we might need to reschedule the application if it is not warm enough to treat your rock and mulch areas.  The hotter and the more direct the sunlight the area receives the faster the weeds and grass will die.  This product has no requirement for staying off the treated areas; however, if you want to be extra safe we suggest keeping off the treated area until it is dry.  Please note that weeds that are in full shade or weeds with waxy protective coatings may be slower to die and might require additional applications for full control.

Please be advised that the first treatment of the season is currently scheduled for Monday, August 6th.  Organo-Lawn will be applying the One Earth Weed & Feed with Iron.  If there is debris on or near the lawn like potted plants, gardening tools, dog toys, etc., please clean these up before their arrival.  Be sure to remember to keep your pets inside on the day of the application. The product contains molasses and is sticky so it is highly recommended that you and pets stay off of the lawn for 12 hours after the application. This will allow for the product to dry completely.

Notes on this service:

  • This application is rain proof within 10-30 minutes after the application
  • One Earth Weed Control gets a 80-90%+ control rate on dandelions.
  • This product is 100% organic and is not toxic to people or pets
  • Remove debris from lawn
  • The weeds will turn black when they are dying

Drainage Improvements

**NOTICE**

Contractors will be working at Huntley Creek tomorrow, June 20th.  Rock areas will be improved by repairing the weed barrier as needed, regrading the soil, and adding additional rock.  Existing edging will be replaced with new galvanized roll top steel edging.  Buildings to be worked on will include 109/111 & 113/115.  Additional buildings will be scheduled in 2019. Homeowners are reminded to remove all personal items which may be located in the common areas to include Décor, dog toys, BBQ’s, hoses and planter boxes or pots.  Any items left in the areas currently being worked on may be removed.  Should you have any questions, please contact Marcy at Foster Management.
